Shooting at Whispering Oaks Apartments Tragically Kills 15-Year-Old Child

The Brunswick Police Department is investigating a shooting that occurred at the Whispering Oaks Apartments in Medina County. According to reports, officers responded to a call about multiple gunshots.
Upon arrival, they found a 15-year-old boy suffering from gunshot wounds on the property. Law enforcement administered emergency medical aid before the victim was airlifted to the nearest hospital with life-threatening injuries. The victim’s current condition remains unknown.
Now, the owners of the Brunswick apartment complex could face civil liability under Georgia’s negligent security laws.
Georgia Negligent Security Law Explained
In Georgia, property owners have a legal duty to take reasonable steps to protect tenants, guests, and visitors from foreseeable criminal activity. This responsibility is especially critical in areas with a history of recurring crime.
When property owners fail to uphold this duty by neglecting essential security measures such as adequate lighting, gated entry points, or on-site security personnel, they may be held liable under Georgia’s negligent security laws. If this negligence creates an environment where violent crime occurs, they can face civil liability for the harm suffered by victims.
By implementing basic security measures—such as surveillance cameras, security patrols, and controlled access to common areas—property owners can significantly reduce crime and fulfill their legal obligation to provide a safer environment.
Past History of Poor Management and Living Conditions
Online reviews indicate a persistent lack of attention to apartment conditions from previous management contributing to unclean living conditions and a backlog of maintenance issues.
One resident states “the property is pure trash.” Another resident indicates that they are “tired of being quiet about how horrible this property is.”
While some reviews mention new management may have taken over, there is little evidence published to determine whether these previous problems have been consistently, and/or finally, addressed.
Demanding Justice for Victims and Their Relatives
When violent crime occurs due to negligent security, victims and their families are often left to deal with the consequences alone. While law enforcement can investigate the crime, they cannot compel property owners to take responsibility for failing to provide a safe environment.
As a result, victims must pursue legal action to hold negligent property owners accountable. While no lawsuit can undo the trauma of violent crime, a civil claim can help alleviate financial burdens such as medical bills, lost income, and other unexpected expenses.
Beyond compensation, legal action serves as a powerful deterrent against negligence. The threat of liability encourages property owners to take security seriously—whether by improving lighting, repairing fences, installing controlled access systems, or hiring security personnel. These measures are critical in preventing future crimes.
By seeking justice, victims not only advocate for their own rights but also contribute to a safer community for others.
